High Net Worth Mortgages & Private Client Finance

A high net worth mortgage is finance arranged for clients with substantial income or assets whose needs fall outside standard lending criteria. Soul Mortgages arranges these through private banks and specialist lenders, weighing investments, bonuses, dividends, foreign income and assets that high-street lenders overlook, with no fixed upper limit on borrowing.

High net worth and ultra-high net worth clients have borrowing requirements that mainstream lenders are not always equipped to handle. Complex income structures, international assets, significant existing property portfolios, and large loan sizes demand a more sophisticated approach, one that Soul Mortgages is built to provide.

We work exclusively with lenders and private banks that understand the nuances of HNW and UHNW lending. This increasingly includes a new generation of wealth creators, technology founders and senior executives whose net worth sits in company equity, share options, pre-IPO holdings and digital assets rather than salary.

HNW & UHNW Residential Finance

We arrange residential mortgages and finance from £2 million upwards, including for primary residences, second homes, and investment properties in the UK and select international jurisdictions. We work with private banks, specialist lenders, and family office credit facilities to source the right structure for each client.

Whether your income comes from PAYE employment, a business you own, investments, carried interest, or a combination, we have placed mortgages for clients with all types of income profile.

Commercial & Investment Finance

For private clients with commercial property or business interests, we provide structured debt solutions across a wide range of asset classes, including commercial mortgages, HMOs, multi-unit freehold blocks, care homes, hotels, and agricultural land. We also advise on development finance and bridging for clients acquiring or refinancing assets at pace.

Asset Finance

We source asset finance for high-value non-property assets including machinery, aircraft, and specialist equipment. Asset finance can also be used to release capital tied up in existing assets, providing liquidity without the need to sell.

All advice is provided on a strictly confidential basis. We regularly work with family offices, wealth managers, and solicitors acting on behalf of clients.

High Net Worth Mortgages: Your Questions Answered

Straight answers to the questions we hear most from high net worth and complex-income clients.

What counts as a high net worth mortgage?
There is no single legal threshold used by every lender, but high net worth mortgage lending generally applies to clients with substantial income or assets whose needs sit outside mainstream criteria. In practice it means larger loans, complex income, or wealth held in investments and property, arranged through private banks and specialist lenders.
Can I get an interest-only high net worth mortgage?
Yes, interest-only is common at this level, often paired with a clear repayment strategy such as investments, bonuses or asset sales. Private banks are more comfortable with interest-only than high-street lenders because they assess the whole relationship. Terms depend on your circumstances and the lender's view of your repayment plan.
Do I need to move my investments to get a private bank mortgage?
Sometimes. Private banks may offer better terms where you bring assets under management, but this is not always required and varies by lender. A broker can tell you which lenders expect a wider relationship and which will lend on the property alone, so you can weigh the trade-off.
Can you arrange mortgages using foreign income or foreign assets?
Yes. Specialist and private lenders can consider income and assets held overseas, in foreign currency, or through international structures, subject to their criteria and currency rules. These cases need careful packaging, which is where a specialist broker helps. Availability and terms depend on the lender and your specific situation.
Is my home at risk with a high net worth mortgage?
Yes, as with any residential mortgage. Your home may be repossessed if you do not keep up repayments on your mortgage. High net worth lending can be more flexible on structure and income, but it is still secured against your property, so the same fundamental risk applies.
