How much can I borrow for a residential mortgage?
Most lenders cap borrowing at around 4.5× your income, but 5-6× is available for higher earners and certain professions, and specialist or private lenders can go further for complex or substantial income. We give you a realistic figure based on your full circumstances, not a one-size-fits-all calculator.
Can I get a mortgage if I’m self-employed or paid in bonuses and dividends?
Yes. We regularly arrange residential mortgages using self-employed profits, dividends, bonuses, commission and retained profit, with lenders who assess the whole picture rather than a single payslip.
How big a deposit do I need?
Typically from 5-10% for standard cases, though a larger deposit unlocks better rates. For high-value or complex cases, lenders weigh the wider financial picture as well as the deposit.
