European property finance

Many of our clients own or are buying property outside the UK, from a family home in Spain or Portugal to an apartment in Paris or a portfolio held through a company. Soul Mortgages helps clients raise finance on property across Europe, either directly or through specialist partners who work with lenders in each country.

We also help clients fund overseas purchases using their UK property, which is often the simplest and most cost-effective route.

How we help

Companies, SPVs and trusts

Where the borrower is a company, special purpose vehicle or trust, we can arrange the finance directly with lenders and private banks. This includes property held for investment, development or as part of a wider family structure.

Individuals buying abroad

If you are buying in your own name, we introduce you to trusted specialist partners who arrange mortgages with local lenders in the country where the property is. They will advise you on the lending available, local legal requirements and timescales.

Using your UK property

Raising capital on a UK home or portfolio through a remortgage or second charge can fund a purchase abroad without borrowing from an overseas lender. This is regulated UK lending, which we advise on directly.

Who we help

Families buying a second home in Spain, France, Portugal or Italy
Investors holding European property through a company or SPV
Trustees and family offices
UK expats living in Europe
International clients with property in more than one country
Business owners funding property through their company
Lending on overseas property depends on local rules, the currency of your income and the country where the property is. Exchange rate changes can increase the cost of borrowing in a different currency from the one you earn in.

Frequently asked questions

Do you arrange mortgages on property in Spain, France or Portugal?

Yes. For individuals, we introduce you to specialist partners who arrange mortgages with local lenders in the country where the property is. For companies, SPVs and trusts, we can arrange the finance ourselves.

Is overseas property finance regulated?

No. Mortgages on property outside the UK are not regulated by the Financial Conduct Authority, and nor is lending to companies, SPVs and trusts. That means you will not have the protections that apply to a regulated UK mortgage, including access to the Financial Ombudsman Service.

Can I use my UK home to raise money for a property abroad?

Often, yes. Raising capital on a UK property through a remortgage or second charge is a regulated UK mortgage, which we can advise on directly. It can be a simpler route than borrowing from a lender abroad.

Do I have to be a UK resident?

No. We act for UK residents, UK expats and international clients. The lenders available will depend on where you live, the currency you earn in and where the property is.

Property across borders needs advice that joins up both sides.
