What does Soul Mortgages specialise in?
We are a specialist mortgage broker for high net worth, ultra high net worth and complex-income clients, as well as everyday residential and buy-to-let borrowers. We arrange finance across the whole of market, from mainstream lenders to private banks and specialist lenders, with a focus on cases that do not fit standard high-street criteria.
Who do you help?
Company directors, business owners, the self-employed and contractors, professionals paid in bonuses, dividends or carried interest, landlords and property investors, clients with foreign or multi-currency income, and first-time buyers and home movers. If your income or situation is complex, that is exactly what we do.
Does Soul Mortgages charge a fee?
It depends on the work involved. Mainstream and straightforward cases typically carry an admin fee of £495 to £995. Private client and complex cases are charged up to 1% of the loan plus an admin fee, and higher percentage fees may apply for secured, business and specialist finance. We are also paid commission by the lender. Your exact fee is always agreed in writing before you proceed.
Is Soul Mortgages regulated?
Soul Mortgages Ltd is an Appointed Representative of Acer Consultancy Services Ltd, which is authorised and regulated by the Financial Conduct Authority. Not all products we arrange are regulated by the FCA.
Where are you based, and do you meet clients in person?
We are based at 5th Floor, 167-169 Great Portland Street, London W1W 5PF. Most meetings are held virtually so we can act quickly wherever you are, with face-to-face meetings at our London office by appointment.
Can you help if a high-street lender has already declined me?
Yes, this is a large part of what we do. A decline from a mainstream lender often says very little about what is actually achievable. With the right lender and a well-presented case, we regularly arrange finance that others turn away.
Can I get a mortgage with complex or multiple income sources?
Yes. We arrange mortgages using salary, self-employed profits, dividends, bonuses, commission, carried interest, retained profit, contractor day rates and investment income, working with specialist and private lenders who assess the full picture rather than a single payslip.
Can you arrange mortgages using foreign or multi-currency income?
Yes. Specialist and private lenders can consider income and assets held overseas, in foreign currency or through international structures, subject to their criteria and currency rules. These cases need careful packaging, which is where a specialist broker helps.
Can I get an interest-only mortgage?
Yes. Interest-only is common at higher loan levels, usually paired with a clear repayment strategy such as investments, bonuses or asset sales. Private banks are often more comfortable with interest-only than high-street lenders because they assess the whole relationship.
What counts as a high net worth mortgage?
There is no single legal threshold, but it generally applies to clients with substantial income or assets whose needs sit outside mainstream criteria, larger loans, complex income, or wealth held in investments and property. Under the FCA’s High Net Worth exemption, clients with net income of £300,000 or more, or net assets over £3 million, may be assessed under different affordability rules.
Do you arrange buy-to-let and portfolio finance?
Yes. We arrange buy-to-let for individuals and limited companies or SPVs, portfolio landlord finance, HMOs, multi-unit freehold blocks, holiday lets, and Lombard or securities-backed lending.
Do you arrange protection and insurance?
Yes. On a whole-of-market basis we advise on life insurance, critical illness cover, income protection, family income benefit, business protection and buildings & contents, so your borrowing is properly protected.
How quickly can you arrange finance?
It depends on the case and the lender, but we move at pace, we have placed complex cases and secured offers in as little as nine days. Bridging and specialist finance can complete faster still where speed matters.
Do you help clients based overseas or buying property abroad?
Yes. We arrange UK mortgages for clients based anywhere in the world as well as nationally, including expats, foreign nationals and non-UK residents buying or refinancing UK property. In line with UK anti-money-laundering rules, we are unable to act for clients connected to high-risk or sanctioned jurisdictions. If you are buying property abroad rather than in the UK, we can help you access overseas mortgages by passporting your financial profile to international lenders in markets such as Spain, Portugal and the UAE.
