At Soul Mortgages, our speciality advice coupled with access to niche lenders can help provide our private clients with the facilitation of Lombard Loans.
The Lombard Lending process allows you to borrow against assets that you have, generally investment portfolios or share portfolios, rather than having to liquidate the assets themselves. Usually, this is to have additional liquidity to take advantage of another opportunity in front of you or help a family member. Generally, Lombard lending can offer reasonable interest rates with flexible, bespoke, soft and hard lending terms.
Lombard and securities-backed lending is not regulated by the Financial Conduct Authority in most circumstances.
The value of investments used as security can fall as well as rise, and the lender may require additional security or repayment (a margin call) if it does.
Portfolio Landlord Mortgages
For clients holding several buy-to-let properties, we arrange finance underwritten across the whole portfolio rather than one property at a time. We work with specialist lenders who assess aggregate loan-to-value and rental cover, accommodate larger and growing portfolios, and take a considered view of experienced landlords with complex income.
Lending to a limited company or Special Purpose Vehicle (SPV) is not regulated by the Financial Conduct Authority.
Lending to Trusts
We arrange finance where the borrower or property owner is a trust, including family, discretionary and interest-in-possession structures. Lending to a trust is more involved than a standard application: the trustees usually act as the borrowing party, and lenders will want to see the trust deed, understand the class of beneficiaries, and complete anti-money-laundering checks on every Ultimate Beneficial Owner (UBO).
We work with private banks and specialist lenders who are comfortable with trust borrowers, and we coordinate with your trustees, solicitors and tax advisers so the structure, beneficiaries and security are documented correctly from the outset.
Lending to a trust is not regulated by the Financial Conduct Authority in most circumstances.

Supported Living & Specialist Situations
We also advise on more specialist situations, such as C3 supported living, specialised supported housing and social-housing-backed lettings, where the income is underpinned by a registered provider or local-authority lease. These are underwritten as commercial or specialist finance rather than standard buy-to-let, and we arrange them alongside our commercial finance offering.
Commercial and specialist finance is not regulated by the Financial Conduct Authority.
