Private Client Mortgages

Soul Mortgages advises high-net-worth individuals, business owners and investors whose finances are rarely straightforward. We arrange lending through private banks, investment banks and specialist lenders, the kind of relationships that look beyond a headline salary to the whole picture: bonuses, equity, dividends, carried interest and assets held across the world.

Where mainstream affordability models stop, we start. Whether you are buying, refinancing or releasing capital, we structure borrowing around your actual wealth and income, discreetly and without an upper loan limit.

What we arrange

Who we work with

Senior professionals and owners whose wealth does not fit a payslip: law firm partners, private equity and hedge fund professionals, bankers and senior executives paid in bonuses and shares, entrepreneurs drawing dividends, property investors, international clients and expats buying in the UK, and families borrowing through trusts or company structures.

How private bank lending differs

High street lenders assess a salary against a fixed income multiple. Private banks and specialist lenders look at the whole balance sheet: investment portfolios, business interests, property, future liquidity events and where income is earned. That can mean:

  • Larger loans, often on an interest-only basis with a clear repayment plan
  • Income assessed on bonuses, equity, carried interest and foreign currency
  • Lending secured against investment portfolios (Lombard lending) as well as property
  • Terms shaped around the client rather than a standard product grid

Some lenders may also expect you to place savings or investments with them as part of the relationship. We explain that trade-off before you commit.

The FCA high net worth exemption

Under FCA rules, borrowers with annual net income of at least £300,000 or net assets of at least £3 million can be classed as high net worth mortgage customers. This can give access to more flexible lending, but it does not remove the lender’s own checks on affordability, repayment and security. We will tell you whether it applies and whether using it is in your interest.

How we work

  1. Discovery. A confidential conversation about your wealth, income, timing and goals.
  2. Structuring. We design the borrowing: loan size, repayment basis, currency and ownership structure.
  3. Lender approach. We present your case to the private banks and specialist lenders best suited to it.
  4. Underwriting and offer. We manage the process, working alongside your solicitor, accountant and wealth manager.
  5. Completion and review. We stay in touch as your circumstances and the market change.

Frequently asked questions

Is there a maximum loan size?
We have no upper limit. Private banks regularly lend in the millions where the overall wealth supports it.
Do I need to move my investments to a private bank?
Not always. Some lenders require it and some do not. We will show you both routes so you can decide.
Can you help if I live outside the UK?
Yes. We regularly arrange UK finance for overseas residents and expats. See our international property finance page for more.
How are you paid?
Private client and complex cases are charged up to 1% of the loan plus an admin fee, agreed in writing before you proceed. We may also receive commission from the lender.
