A private landlord holding eleven properties across the North West and London, part personally and part through a limited company, built up over a decade on a patchwork of individual buy-to-let mortgages at different rates and renewal dates.
The challenge
No single high-street lender would look at the whole picture. Ownership was split between personal and corporate names, the properties sat in two regions, and each lender applied a different rental stress test, leaving capital tied up and a diary full of separate renewal dates.
Our approach
We restructured the borrowing onto a single portfolio facility, using two specialist lenders comfortable with mixed ownership and multi-region security. We modelled the whole portfolio as one balance sheet rather than eleven separate cases.
The outcome
The portfolio was refinanced onto one facility at a blended five-year fixed and tracker rate at 68% LTV, releasing capital toward the next two acquisitions and reducing eleven payments to one. Completion took six weeks from instruction.
